3 Main Street, Howth, Co.Dublin (D13X064, D13WP57, and D13K6Y3)

The proposed development will consist of: (i) partial change of use, with associated internal reconfiguration, of the existing three storey mixed-use building at No. 3 Main Street, Howth as follows: (a) partial change of use of the ground floor level with unit occupying the south-eastern portion of this level to change from retail to cafe use - the existing butcher use occupying the balance of the ground floor level will remain in situ with revised internal layout; and (b) change of use of the first and second floor levels from a community-based use (currently vacant) to residential use, specifically 6 no. apartments (3 no. studio apartments at first floor level and 1 no. one-bedroom and 2 no. studio apartments at second floor level); (ii) demolition of 2 no. existing portacabins, a staircase and a W.C to the rear of the existing building together with the removal of an existing chimney on the rear roof slope of No. 3 Main Street; (iii) construction of a two-storey flat roofed, with rooflights, extension to the rear of the existing three-storey building to accommodate 2 no. apartment units (1 no. two-bedroom apartment at ground floor level and 1 no. one-bedroom apartment at first floor level); (iv) provision of external communal amenity space at surface and first floor levels (v) provision of bin storage and bicycle storage (13 no. resident bicycle spaces and 5 no. visitor bicycle spaces) areas; (vi) construction of single storey storage structure, with rooflight, accommodating W.C facilities and lockers, along the site's north-western boundary to serve the existing butcher shop; and, (vii) all ancillary site and infrastructural works necessary to facilitate the refurbishment and development of the site inclusive of landscaping and drainage works.
