The proposed development consists of the following: (a) The construction of a new 1 1/2 storey, 5 no. bedroom detached residential dwelling (c. 289 m2 GFA) connected to new single storey garage structure (30 m2 GFA) located to the south - west of the proposed dwelling. (b) Modifications to existing agricultural entrance to form new shared access, comprising new separate residential entrance to the proposed dwelling while maintaining agricultural access to adjoining fields to the south with revised agricultural entrance. (c) Provision of 2 no. within curtilage car parking spaces. (d) Installation of new proprietary on-site Waste Water Treatment Plant (WWTP). (e) Provision of 1.2 m high timber post and rail fence forming new southern boundary to proposed dwelling. (f) All associated site works necessary to facilitate the development.
