Lands located to the south of Howth Road, ( including O'Doherty House , Eircode D05C598 and an unmaned structure Eircode D05 P978 Raheny, Dublin 5

(i) the demolition of the existing O’Doherty House (D05 C598), and the existing single storey structure with an Eircode of D05 P978 Howth Road, Dublin 5; (ii) the demolition of existing pedestrian stair access to the front (north) of the site; (iii) the construction of a residential development comprising 17 no. units (7 no. 1 bedroom and 10 no. 2 bedroom units) in two no. 3 storey blocks (Blocks 1 and 2). Each residential unit is provided with private amenity space in the form of a balcony or terrace; (iv) the proposed development is served by 8 no. carparking spaces including 1 no. accessible space. A set down space is also provided for servicing; (v) the development includes bin storage, communal open space, bicycle parking (27 no. long stay spaces and 10 no. short stay spaces) together with new vehicular and pedestrian access points off Howth road (with associated road marking changes to facilitate the proposed vehicular entrance); and, (vi) all ancillary site and infrastructural works as necessary to facilitate the proposed development, including, drainage, landscaping (including the removal of trees to facilitate the proposed vehicular access), lighting and all associated site and infrastructural works necessary to facilitate the proposed development.
