To construct a new dwelling house on lands at 20 Springfield Crescent, comprising 2 no. bedrooms plus bathroom at first floor level, in a total internal area of 52sq.m., and 1 no bedroom/sitting room at ground level, with kitchen, dining area, bathroom and utility room, in a total internal area of 78sq.m. The proposal will have garden areas to rearm sides and front, with all associated planting and paving works as noted. Windows at first floor level to the garden side will be screened by a solid brick wall to 1.8m above finished floor level. A new vehicle entrance to off-street parking area is proposed to front of site onto Springfield Crescent, between the existing entrances to Nos. 20 and 21. The large existing mature tree and existing garden walls on the site will be retained. The proposed dwelling house will match the existing adjacent properties in terms of scale, bulk and massing and will have materials and finishes to match.
