The construction of a new housing estate development consisting of: a. 25 no residential units comprising of: (1) 1 no. 4-bedroom house, single-storey semi-detached, i.e. Type A (2) 1 no. 4-bedroom house two-storey semi-detached, i.e. Type B (3) 6 no. 3 bedroom house, two-storey semi-detached, i.e. Type C (4) 6 no. 3 bedroom house, two-storey semi-detached i.e. Type D (5) 8 no. 2 bedroom apartments, two storey semi-detached i.e. Type E (6) 3 no. 3 bedroom house, single-storey semi-detached/detached, i.e. Type F (b) 34 ancillary car parking spaces within the development. (c) The construction of pedestrian access point to the site. (d) New vehicular access point to the site (e) Pedestrian link to the adjoining O'Reilly Park housing estate. (f) On-site sewage pumping station with rising main connection to main sewer. (g) Alterations to ground levels to accommodate the development. (h) Surface water management will include attenuation and discharge to surface water network. (I) All ancillary site works to include boundary and landscaping works. In accordance with the habitats Directive, Appropriate Assessment Screening has been carried out on the project. An Environmental Impact Assessment EIA screening determination has been made and concludes that there is no real likelihood of signification effects on the environment arising from the proposed development.
